		<description>William, it will be difficult to get money from hedge funds without a proven track record.  With your real estate expeerience, I suggest you start out with one apartment building that you can get a great deal on, and raise private money from friends, family, colleagues, etc.  By getting a commercial loan, you&#039;ll be able to get 80% of the funds, and only need to raise the remaining 20%.  
Now, you do have to be prepared, and know how to identify and present the opportunity to your prospects. I&#039;m not sure what type of property you are buying.  However, offers are not accompanied by money.  Once you and your seller get to the point of signing a contract, there is usually some earnest money required of the buyer.

I&#039;m glad you brought this up.  Friends and family may like you but that doesn&#039;t mean they have confidence in you as a entrepreneur.  I am certain entrepreneurs would be a lot more successful with friends and family if they took the time to prepare their credibility documents and legal paperwork, and business plan, just as if they were going to sit down with an angel investor.  
Once they feal comfortable with you as an entrepreneur who knows what he is doing and has taken the trouble to create a high return investment with low risk for them, they will probably be a lot more willing to consider making an investment.   
Perhaps you need to offer them an equity stake to get their greed glands going.</description>
