		<description>Poor credit is not necessarily a barrier to getting a proof of funds letter. For example, if you need the POF for a short sale, we have a lender who will supply that (coming to the Investor Wealth Network in next week or 2).  Also, if you incorporate as a business you can establish a separate credit profile in the name of your business that is independent and will not report on your personal credit.</description>

even started a realestate deal.My credit is in the 530&#039;s,becuase I gave up on paying.I have a negotiator,who reducing the amonts and withdrawing from my paycheck.I do not know of anything good for the form which you provided.</description>

		<description>The question of what LTV an investor requires to invest in a real estate deal depends on what kind of investor you&#039;re talking about.  Institutional lenders are now funding no more than 80% LTV.  Hard money lenders are down in the 50-60% LTV range.  However, a private lender may not have an issue with funding up to 100% of the acquisition costs.  The reason is that the hard money lender may feel that the returns and risks are still worth it.  Especially if there is a solid, believable exit strategy--that is often the key, along with solid team to carry out the plan.</description>
