		<description>I&#039;d start with friends and family.  Especially if you need it quick.  $100K should be doable.  
What incentive are you giving the investor?  
An angel would need a really good return for a short turnover--at least 10K I&#039;d say.  Also, you should make sure you have rock solid documentation for the funds, and the proper paperwork (you should talk to a securities attorney).  Also, you should get an introduction from someone they know.

I would go back to your 50 private lenders and ask them for personal introductions and referrals to their friends and colleagues.  Also, you should have a written business plan and a short power point presentation.   An important issue you should address in your presentation is the tremendously depressed housing market in FL.   In other words, what is your ability to get buyers for the renovated homes.  If you address these issues, you should be successful.  You may also want to attend our next Advanced Private Lending Summit, this May 18-22, where we will work personally with you on preparing your entire private lending strategy.

		<description>We are a family owned businesses (3) for over 20 years have been buying, rehabbing and selling homes.  We had a pool of over 50 private lenders and now 
all of their money is tied up in homes that other investors are holding long term.
We just sold our last property and are in need of private funds.  We live in central Fl. where there are sinkhole properties which we buy for salvage from homeowners after their insurance claim has been paid.  We remediate the sinkhole, rehab if needed and sell retail.  These properties are able to obtain mortgages, even FHA and are insurable.  We are willing to pay 12% interest only
to purchase these homes.  Without funding we are not able to proceed with our business.  HELP

This list consists ONLY of Angel Investor Groups.
These are usually all Members-Only Groups where the angel investors in the groups PAY a membership to even be part of the group.    That is only one of the ways that the group directors/CEOs know that their members are &#039;serious&#039; about investing.

Another tip is to know that the other reason that the directors/CEO&#039;s of these groups want to know that their members are serious is because they (the directors/CEO&#039;s) BRING THEM (the members) opportunities that they know they will be interested in and, therefore, the directors/CEO&#039;s get a % usually (from the presenters of the opportunities - - in this case - - YOU.)

You can always find many many many companies that say they lend money - and that&#039;s good too.
But this listing is ONLY &#039;Angel Investor Groups.&#039;
